Overview
Peregrine introduces sustainable, high-quality affordable housing to the Mississippi Riverfront. The development provides 163 units, ranging up to four bedrooms, with exceptional views of the Minneapolis skyline, river, and surrounding neighborhood. Residential amenities for all ages and ground-level retail space create a mix of uses and enhance the public realm at a busy intersection. Peregrine transformed a high-profile location into a community asset, filling a need for affordable housing for residents of all backgrounds.
Peregrine is a sustainable, mixed-use, affordable housing project developed on the site of the former Broadway Pizza in Minneapolis. Located at the intersection of Broadway Avenue and West River Road, it aimed to repurpose the high-profile riverfront location into a community asset. The building features 163 units and serves diverse household types, ranging from one- to four-bedroom apartments. Addressing a significant housing need within the city, rental eligibility spans from 30% to 80% of the area median income (AMI), with an average income threshold set at 50% AMI. The project was developed by Schafer Richardson and realized through partnerships with the City of Minneapolis, Hennepin County, the Met Council, and other stakeholders. The design consists of interconnected six- and seven- story wings, offering outdoor spaces on both sides for residents to grill, socialize, and children to play. Additional amenities include a community room, flexible work areas, a fitness center, an indoor youth activity room, bike storage, and more. A commercial space fronts Broadway, while enhancements to the public realm improve the pedestrian experience at this bustling intersection. Embracing the river and its utilitarian surroundings, the architecture creates a bold new presence in North Minneapolis. Peregrine aims to welcome residents from all backgrounds into housing that is high quality, sustainable, and affordable.
